Moses Tucker Real Estate have announced a $45 million residential condominium building will be constructed at the northeast corner of 3rd and Cumberland Streets in downtown Little Rock.
Called “300 Third”, the project is being developed by the same firm that did the Capital Commerce Center just east of the new project, First Security Center on President Clinton Avenue and Rainwater Flats.
300 Third will be a 17-story building and include 106 luxury condominiums. The condominiums will range in size from 850 square feet to 3,000 square feet and priced from $250,000 to more than $1 million. The building will also contain a 175-space parking garage, a roof deck and exercise facility and a community room. The ground floor of the building will have up to 10,000 square feet of retail space. Preliminary plans for the retail area include an urban market complete with a deli featuring gourmet prepared food, a coffee shop and wine store.
Moses Tucker plans to begin construction on the building in the summer of 2005, with completion scheduled for early 2007.
The project will require demolition of a building occupied by Innerplan, an office furnishings business that will relocate.
The project joins several other nearby residential projects downtown, including the Tuf-Nut Lofts that Moses-Tucker developed and the Rock Street Lofts across the street. First Security and Capitol Commerce both have condos, too. The project is a big step forward in downtown developers’ hope to establish enough density downtown to re-establish more supporting retail.
